No other quote quite describes our company so perfectly.  We do step to the music of a different drummer.  We truly feel your pain.  We understand the problems you face when choising how you will market your real estate business.  On one hand you have companies that are focused on getting as many fees you as possible to send you leads.  On the other hand you have companies who want to post your listings for free on their website to help you get more exposure.  All their programs and offers are so enticing.  For just a few hundred dollars a month you are going to receive an unending flow of hot leads.  And what is wrong with getting more exposure for your listings...especially if it is free?

Here is the Problem

...those hot leads never show up and the quality of the leads that do show up is low or they nowhere close to far enough along in the buying process to be converted into a transaction.  And those free listings just generate traffic for the websites so they can sell advertising.  Even worse these advertisers are often the same companies selling you those not so hot leads.  And to make matters worse, those free listings companies turn around and try selling you on enhancing your listings to make them ore visable to visitors to the website.  This is a great deal for the website opreators...they get you to PAY them to enhance their website to draw more traffic and generate more advertising dollars.

And we do this at little or no cost to you.  How?  Simple.  We operate our programs as a joint markeitng program combining the marketing needs of a mortgage company and your real estate business. 

The Concept

The concept is pretty simple.  We assist you in making your marketing more effective...and in return we share the leads that are generated.  We provide the leads to one—and only one—mortgage affiliate.  It is structured as a Joint Marketing Program between your real estate business and the mortgage affiliate.  Instead of fees, you contribute the time and effort you put into generating listings.  The mortgage company provides us with the technology that lets us create as much as a 400% increase in the leads generated by your marketing.  This is a win-win program where both parties have far more leads than they would otherwise be able to generate.

RESPA Compliant

We operate our program in strict adherence with RESPA requirements.  Just because there is no direct out of pocket cash cost to you for our services do not think that it is a viloation of RESPA rules.  Cost do not have to be in the form of cash.  In many ways our program is like those websites where you post your listings for free and the website owner uses the traffic generated by your listings to sell advertising.  Realtor.com is one such site.  Certainly you would not consider Reator.com to be in viloation of RESPA rules.  Would you?  Like Realtor.com and other real estate sites we use your listings to generate leads that we provide to a third party (our mortgage affiliate) for a fee.  It is that simple.
 
But unlike those websites we do not sell advertising to companies trying to generate leads to sell back to you.  In fact, we will never provide any inforamtion about the leads genreated with our programs to anyone except you and the mortgage affiliate.  We focus our efforts on building marketing systems that generate leads DIRECTLY for you.  You benefit from getting more leads and the revenue we receive from a single sponsor (the mortgage affiliate) allows us to not charge you for our services—just like the free websites where you can post your listings.  We go further.  Sites like Realtor.com and other "free" sites charge you "enhancement fees" or other upcharges.  We do not do this—and never will.  In fact, our focus is just the opposite.  We want your marketing to be as powerful as possible because THAT creates more leads for us as well as you.  The more ways we can help you to market youre listings, the better it is for us. 
 

Committed to Your Success

Are you starting to get the picture?  We turly ARE commited to your success! In fact, when we started the company there were many people interested in investing.  But many of these investors were unacceptable because they wanted us to generate revenue by selling enhanced services...or other premium services to our subscribing Agents.  They said we could generate huge amounts of extra income selling enhanced services like the ones offered by Realtor.com and other lead generating programs.  But we wanted you to clearly understand that we are committed to develiping extremely effective systems.  So we commited ourselves to providing our services to you free of charge.  This policy is the core of our business model.  There are some small charges to cover some of the external costs for some of the programs, yes.  But we work to keep even these costs to an absloute minimum. 
 
In fact we went a step further.  The only way we generate income is if the leads that are generated by our marketing programs are from SERIOUS buyers and sellers and the mortgage affiliate funds mortgages for them.  Just generating leads is not enough for us to be successful.,  These leads MUST result in a real estate transaction being closed before we have any possibility of generating income for ourselves.  As you can imagine this truly makes us committed to creating powerful and effective marketing programs.  But it goes even further than that.
 

Never Any Obligation

...not even a nice pair of golden handcuffs!  In talking with Realtors while we were developing the business we often heard statemsts like, ' Oh...I undrestand.  If i give you my mortgage business I get these programs for free."  Nothing could be further from the truth.  You are never under any obligation to direct your clients to use the mortgage joint partner.  In fact, if your spouse is a mortgage broker we EXPECT that your spouse will receive as many of your referrals as possible.  Or if you have an in house mortgage business we expect you to continue that relationship.  We are not offering these programs to you with any conditions except that we can also provide the leads to the single mortgage affiliate who sponsors our programs. 
 
We are confident that you will be very impressed with the quality and effectiveness of the mortgage joint partner's services to your clients.  And we expect them to earn your client's business.  Frankly if they can't win your client's mortgage business fairly...without any pressure from you, then we need to find another mortgage company to participate in our program. 
 
Of course in our support systems we have built in many features that will make it much easier for you to track the entire transaction...if you are using the mortgage joint partner.  But never would we consider even suggesting you have any obligation to use them. Support Starts When the Lead Arrives

If you really want to make money from your leads, don't let your top salesperson (you) make the initial contact attempts.  You are your best salesperson and your efforts should be focused elsewhere.  For lead nurturing to succeed, you need to keep your focus on closing sales and generating revenue.  If you are dialing every lead you receive and trying to qualify everyone you reach, you are psending the majority of your time on a non-revenue producing activity.  This inefficiency costs you valuable resources.  But you also need to make initial contact with every lead a priority.  How can you do this ehen you get involved in closing sales, taking clients to see properties, preparing and negotiating offers, and so on?  All this keeps you from making contact attempts when they need to be made.
 
But if closing a deal means that 10 calls are delayed an hour or more during the day, what are you going to do?  Unfortunately, "better late than never" does not apply.  Leads that are not contacted quickly are often lost forever.  NAR points out that buyers chose the first Agent that contacts them 78% of the time.  How much clearer can we make the point that prompt follow up is critical?  Still not convinced?  Maybe this fact will make it even clearer:  A 2007 study at MIT showed that if you call within 5 minutes of the time a lead is generated, you have a five times (500%) better chance of reaching the customer than if you call at the 10 minute mark.  The study goes on to say that you will have 100 times more success if the follow up call is made within the first 5 minutes instead of the first half hour. 
 
We solve this problem for you.  Within seconds of receiving a lead one of our Follow Up Interviewers will contact the lead.  This is NOT an auto responder system that other companies incorporate into their lead management system.  This is a real live person who will pre-screen the contact to piortize them for you.  If they are ready to do business our Interviewer will follow the procedures you set up for esculating the contact to a prospect.  During times that you are available the Interviewer can even directly transfer the person to you—after telling you about the contact.  If you are not available the interviewer can gather the information for you and forward it so you can contact them as soon as possible or initiate an automated follow up program so that the contact feels they have already started to do business with you when you can call them back.
